1. Control Indoor Humidity
Target: 30-50% relative humidity.
Buy a hygrometer ($10-15 at any hardware store) and monitor your indoor humidity. If it’s consistently above 50%, you need to act.
- Run your AC in summer — air conditioning dehumidifies as it cools
- Use exhaust fans in bathrooms and kitchens every time
- Run a dehumidifier in basements and crawlspaces
- Don’t air-dry clothes indoors without ventilation
Memphis tip: Your AC should be running almost constantly June through September. If it cycles off frequently, it’s oversized and not dehumidifying properly.
2. Fix Leaks Immediately
This sounds obvious, but the #1 cause of mold in Memphis homes is water leaks that were “not that bad” for weeks or months.
- Check under sinks monthly
- Inspect around toilets for moisture
- Look for water stains on ceilings (these mean active or recent leaks above)
- Check washing machine hoses for bulging or cracks
- Inspect your water heater for corrosion or drips
Rule of thumb: Any leak, no matter how small, should be fixed within 24 hours.
3. Ventilate Properly
Mold thrives in stagnant, humid air. Keep air moving:
- Run bathroom exhaust fans for 30 minutes after showers (not just during)
- Use kitchen exhaust when cooking or running the dishwasher
- Keep interior doors open to allow air circulation
- Make sure dryer vents to the outside, not into the attic or crawlspace
4. Maintain Your Crawlspace
Memphis’s clay soil and high water table make crawlspaces a prime mold location.
- Install a vapor barrier (6-mil polyethylene minimum) over exposed soil
- Consider encapsulation for serious moisture issues
- Ensure crawlspace vents are clear and functional
- Check for standing water after heavy rains
- A crawlspace dehumidifier is one of the best investments a Memphis homeowner can make
5. Grade Your Yard Away from the Foundation
Water should flow AWAY from your house, not toward it. Check:
- Soil grade slopes at least 6 inches over the first 10 feet from foundation
- Gutters are clean and downspouts extend at least 6 feet from the house
- Window wells have proper drainage
- Sump pump (if you have one) is functioning and has a battery backup
After Memphis’s spring storms, walk your property and check for any areas where water pools near your foundation.
6. Inspect Your Attic
Memphis’s temperature swings cause condensation in attics, especially in winter when warm interior air meets the cold roof deck.
- Check for dark staining on roof sheathing
- Ensure soffit vents aren’t blocked by insulation
- Verify bathroom exhaust fans vent to the outside (NOT into the attic)
- Look for daylight through the roof (indicates potential water entry points)
A surprising number of Memphis mold problems start in the attic and spread down through the walls.
7. Act Fast After Any Water Event
Whether it’s a burst pipe, storm damage, or appliance failure — the 24-48 hour window is critical.
- Extract water immediately
- Get professional-grade drying equipment running
- Apply antimicrobial treatment to prevent mold
- Monitor moisture levels until the area is completely dry
